New life could be breathed into North Dekalb Mall based on plans by developers

DEKALB COUNTY, Ga. — The long-neglected, and now closed, North DeKalb Mall could soon have new life. Developers who own the property revealed their plans in a redevelopment application filed with the state.

The mall would be transformed into a massive, mixed-use district featuring shopping, restaurants, open green space and homes. Edens, a real estate company and developer with similar projects around the eastern U.S., would not comment on the specific plan, but the applications lists 300,000 square feet of retail space, 200,000 square feet of office space, 1,700 multi-family apartment units, 100 townhouses and a 150-bed hotel.

North DeKalb Mall, which opened in the 1960s, has been closed since mid-2020, but a few tenants still remain with entrances open to the outside parking lot. They include an AMC movie theater, Marshall’s, Dollar Tree and a few small shops and a post office.

The owner of an Avon gift store, Vera Patrick, said she hasn’t been notified of any redevelopment plans. She opened her shop at the mall 13 years ago and plans to stick it out as long as possible. “I’ll probably have to move until they do what they do and maybe move back,” said Patrick.

Some shop owners have different concerns about the redevelopment of the mall. Another shop owner who wanted to remain anonymous fears that he’ll be forced to move, then won’t be able to afford a higher lease in any newly redeveloped project.

The completion date on the application is listed as 2028.
